When considering an new project in Muskoka, it is essential to plan, stage and coordinate a construction project. Lakeview North can advise and manage the process on new and heritage lots with professionalism, care and attention to potential issues.
The outline for our approach to planning and developing a project site in the Muskoka Lakes Region is as follows:
1. Assessment, Planning and Design
In consultation with you, our team of planning professionals will evaluate all dimensions of the site and provide estimates for necessary plans and drawings, applications to municipal authorities, and permit fees.
We can spearhead this process on your behalf or happily work with your team of design professionals depending on the circumstances.

2. Site Clearing and Preparation
Once a general site area has been determined, the Lakeview North team can prepare your site for further construction.
This stage includes qualified Arbourists for tree cutting, stump grinding and other surface vegetation removal.
As part of the planning and design process, we will work with you to consider the most appropriate locations for entrance roadways, drainage ditches, parking areas and staging locations necessary when the building materials and construction equipment arrive to your project site.

Site preparation typically includes the creation of a gravel bedded entrance roadway able to withstand the seasons and the pressures of heavy weights when equipment and materials are delivered.
Typically, heavy equipment is required for the assignment. Access roadways, preliminary lot clearing, septic bed locating and general waterflow drainage are able to be evaluated during this work.
An immediate opportunity at this time is an early review of landscaping opportunities following the project construction and depending upon the geography of the site.
3. Debris Management
Site preparation generates a significant amount of debris. In the Muskoka region, hauling new materials to remote site locations is expensive.

Before starting any lot clearing work, Lakeview North will advise you about the most appropriate way to manage the resulting debris generated.
Whenever possible Lakeview North recommends repurposing light sands, gravels and rock. Chipping brush and small trees for later landscaping use can help return your site to a healthy condition. In most instances, some materials will be hauled away.
Depending on the site and forestry conditions, large trees may even be repurposed and milled by local companies.
4. Grading/ Leveling
With a basic site idea in place, some grading and leveling can be undertaken by Lakeview North while the permitting process is underway.

Large scale lot preparation can include some rock blasting and excavation for building foundations.
At this stage, equipment would be brought to task for shaping the area according to the basic needs of septic systems, access contours and drainage requirements.
By following a thorough planning process, with a comprehensive design and work strategy in place, Lakeview North aims to minimize budget over runs and other obstacles.
