Do you experience flooding?
Seasonal and storm-related flooding of your interior is a problem for many buildings in the Muskoka region.

Flooding is the result of moisture penetrating the foundation or seams of walls at or below grade. Ontario fall/ winter/ spring climate is tough on foundations particularly in wet areas that experience freezing and thawing.
It can turn into a serious problem if not addressed once detected. Dampness can cause odors and foster mold. If left unresolved, small cracks can expand over time due to freezing/ thawing or hydrostatic pressure (saturated groundwater forcing through weak areas). Buildings shifting and settling can also cause cracks. Over time, building foundations will deteriorate making the matter worse and can contribute to structural damage.
What is the solution?
Please contact Lakeview North for an inspection. We can diagnose the issue and provide advice to treat flooding. At a minimum, removing all sources of water that contribute to the problem is a first step. Further remedies may include:
- exterior drainage improvements (ie. eavestroughs, drainage channels)
- crack sealing for smaller areas
- waterproofing of walls
- excavation below grade, footing repair and waterproofing methods
